Requirements
This dilapidated Grade II listed property was in need of restoration to improve the building and living accommodation for our client. Prior to the main contract commencing we carried out some opening up works and made the discovery of several rooms which had been shut off for many years. As the building was a listed property traditional building methods were to be adopted throughout the contract. Construction Initial works began with the roof being stripped and any rotten timbers repaired using like for like materials. Bespoke stainless steel shoes were manufactured and fixed to some of the main oak roof trusses where the ends had deteriorated beyond repair. The whole roof was then covered in a new layer of breathable membrane before existing and reclaimed tiles and slates were fitted. All valleys were restored and leadwork renewed. The external render was hacked off and timber repairs were undertaken to the windows. A specialist company was employed to re-render the exterior using a traditional lime mortar which was then decorated with a lime wash finish. Internal works then commenced and a new electrical and mechanical system was designed and installed throughout which included a fire and intruder alarm. The mechanical system was designed to heat the house throughout and supply hot and cold services to five bathrooms, two cloakrooms, kitchen and utility room. |
Minor alterations to the partition walls were undertaken and new doorways were formed. Internal walls were plastered using the traditional method of reed matting and oak lathes with lime plaster over. Timber repairs were carried out to rotten floor joists and new oak floors were laid in some areas with the existing flagstone floors to the ground floor cleaned and sealed. The building was decorated throughout using colours and wallpaper chosen by our client. Carpets were laid to the remaining floors with tiles to bathrooms.
The project was completed to a high standard of workmanship and to the satisfaction of our client.
