Our brief involved the restoration and conversion of a historic workhouse originally known as The Kempthorne Workhouse.  Sympathetic redevelopment of this listed site was required by our client to create 25 private apartments for sale, 16 key worker shared ownership apartments for sale and 17 key worker apartments to rent.

The 65 week project commenced with the demolition of various buildings and structures around the Hexagon followed by demolition of the existing lift core to the west side of the central spine.  Various buildings and structures around the Old Stables building were also demolished and identified asbestos removed.

The next phase of this substantial project was the creation of a new below ground drainage network and new adoptable highways, footpaths and associated services.

Internal works then began with the removal of all existing services and stripping out of partitions, fittings, finishes, stairs etc to take the building back to its original shell.

Care was taken throughout this project to ensure all existing features of listed status were retained.

Structural modifications were then commenced followed by the creation of new staircases and a new ground floor slab was laid.  Refurbishment and modification works were then carried out to the building envelope including roofs, walls, windows, doors and floors.  New mechanical and electrical services were installed throughout.

The building was then sub-divided into 58 flats with the installation of new blockwork and metal stud partitions.  A comprehensive fit out of all common areas and residential units then commenced to complete the building to a high standard.

External works then began to remove existing landscaping finishes, planting and redundant services.  Modifications were then made to landscaping levels and a new hard and soft external services network was created.  New landscaping finishes, planting, lighting, signage and fittings were installed along with the creation of new bin and cycle stores and associated services.
