Requirements
Our brief was to alter and upgrade the existing elderly persons dwelling to create seventeen individual flats with a separate staff sleep-over area. The improvements also included the provision of a reception, kitchen, dining room and formation of a lift to give disabled access to the upper floors of the building. Construction The forty week Design and Build contract commenced with repairs and alterations being undertaken including underpinning the basement walls. A new steel frame was installed and floors and walls strengthened to make the building structurally sound. The roof coverings were renewed to include velux roof windows to provide natural lighting to both stairwells and a new lift installed to assist the elderly residents. Works then began to create the individual spaces within the building. New partitions and suspended ceilings were formed with acoustic panels and insulation to meet current Building Regulations. A fit out programme was then undertaken to each flat with electrical installations, heating, drainage, mini kitchen, shower and toilet facilities being installed. |
Decorations were undertaken and carpet/vinyl floor coverings laid to complete each one. A door entry system and nurse call button linked to the staff office on the ground floor was also fitted to provide assistance to the occupant. The main kitchen and dining facilities were then created in the two storey rear extension to provide hot food every day for all the residents. The boiler and plant room is also located in this extension to which all flats are linked. Externally the garden was reformed to create soft and hard landscaped areas with fully guarded walkways constructed using stainless steel and glass. Parking for three vehicles with a space for a mobility scooter was formed at the front and new steps/ramps created to enable residents to walk around the building. An external lift was also fitted to gain entry from the main road which is suitable for wheelchair users. The contract was completed to the satisfaction of our client and to our high standard of workmanship. Value £1.2 million |
