Requirements
Our clients wanted an extension to their existing three bedroom property which was carried out in two phases. The first phase was a two storey extension to the side of the property which consisted of a double garage in its original position with a family room to the rear on the ground floor and two bedrooms and a shower room on the first floor. The second phase was a single storey extension to the rear of the property to be used as a new family dining area. Construction Phase 1 - The existing roof of the garage was taken off and the tiles were set aside to be reused later. Walls were altered and new foundations to the rear family room were formed. Once the new walls were built new roof trusses were fixed to form the roof then the new roof was cut into the existing roof to join the two together. New upvc fascias were fixed and the existing roof was also upgraded at the same time also with new rainwater goods. Three sun tubes were fitted to give light to the new joining hallway where there are no windows to give natural daylight. |
The new block work was finished with tyrolean render to match the existing and the whole property was then painted with masonry paint. Inside, the bedrooms were plastered and painted with colours chosen by the client. New sanitaryware was fitted to the shower room and the existing bathroom was also upgraded. The heating was altered and added where required, run by a new gas fired combi boiler located in the garage. Phase 2 - New foundations were cast, along with drainage alterations. Existing slabs were lifted and later re-laid with new slabs to the extended patio area. Walls were built and finished as in phase one. A new steel ridge beam was fitted and a new roof was put on which had four integral velux windows and blinds fitted which were all operated by remote control. New pitched ceilings were formed and plastered. New under floor heating was laid within the new floor screed and connected to the existing boiler. The floor was then finished with new porcelain tiles supplied by the client. The new room was then decorated by our own decorators with the clients chosen colours. Value: £200,000
