Requirements
We were engaged to carry out conservation, refurbishment and alteration work to this Grade II listed country mansion for a private client under the direction of Craig Hamilton Architects Ltd and Property Pathfinder Ltd, acting as Contract Administrator. Construction The existing aging roof coverings were replaced, matching the indigenous slates and leadwork and insulated to improve energy conservation. All rainwater gutters, pipework and soil stacks were replaced in traditional cast iron, including purpose made rainwater heads to match existing. External brickwork, chimney stacks, parapets, walls and window heads were repaired with matching handmade bricks, including special shaped brick courses and repointed in traditional lime mortars. The existing fabric of the building was refurbished. Plaster repairs being carried out in lime plasters and timber lath and fibrous plaster cornices repaired and replaced as necessary, retaining existing features and using traditional materials. |
All joinery repairs and renewals were carried out using matching timbers and sections all in keeping with the existing. Mechanical and electrical services were renewed to a modern energy efficient standard throughout with pipe and cable routes being carefully planned to cause the minimum impact on the existing fabric of the building. Sanitary ware was renewed throughout, selected in keeping with the period of the house, with bespoke vanity units finished with marble tops and splash backs. Structural alteration was undertaken to enlarge the kitchen/breakfast area and utility rooms with bespoke joinery retaining the character of the existing throughout. Redecoration was carried out in traditional paints throughout to achieve the high standard finish in keeping with the building. External works included the refurbishment of outbuildings and repairs to garden walls, paving and terraces in natural stone paving and matching brickwork. New foul water drainage pipe work and sewage treatment plant were installed and the existing storm drainage system was repaired and renewed as necessary. |
