Small Works & Maintenance Modern Lobby in Bath
PROJECT REPORT
MODERN LOBBY IN BATH

Client: Private Client
Achitect: Slade Smith and Winrow
Main Contractor: Ken Biggs Contractors Ltd

Requirements

Our clients wanted to replace their old rotten porch with a new modern looking lobby to the rear of their property along with a new paved terrace area and steps leading down to their garden room.

This property has no access from the road to the rear of the building, therefore it was agreed with their neighbour for us to access the site through their garden where a 600m wide ply walkway was laid and lifted at the end of each working day.

Construction

Once the old porch was demolished and removed from site there was some major drainage work to be carried out before any construction work could start.  This involved building a new manhole on the existing main line to Wessex Water specifications and rerouting the existing sewer pipe into the new manhole.  Once the drainage works were complete and approved we could start constructing the new lobby where a concrete foundation was cast.

There was then a steel column fixed in the corner and the over site concrete was cast around it.

The next stage was to carcass the roof which was fixed to the existing building on two sides and the other corner was supported on the steel column to give the impression that the roof was floating.  The roof was then covered in lead which was carried out by one of our own employees and electrically operated roof window was fitted.  A bath stone cil was laid to the perimeter and a new oak door and frame was fitted along with a rebated oak lining to house the glass which was all manufactured by our own Joinery Department.  We then made full size glass templates and sent them to a local glazing firm who had the glass cut and fitted it on site.  Once the glass was fitted the ceiling was plastered and a new oak floor was laid.

Indian limestone slabs were laid to the two levels of the new terrace along with stone travertine floor tiles to the garden room.

The finishing touches were then made where all the oak was given two coats of Danish oil and the interior was painted to the clients requirements to give a high quality finish.
