Small Works & Maintenance Grade II Listed Farmhouse
PROJECT REPORT
GRADE II LISTED FARM HOUSE Nr FROME

Client: Private Client
Building Surveyor: Wolsten Holme & Partners
Main Contractor: Ken Biggs Contractors Ltd

Requirements

This property has been empty for a few years and was in need of restoration.

Our clients were looking for a traditional farmhouse feel which fits in well with its surroundings in the countryside and its old farm buildings within its grounds.

Construction

This building is Grade II listed therefore a number of traditional building materials were used which included Oak lathes for the internal walls and ceilings.

All other timber and joinery repairs were replaced with like for like materials.

Traditional lime mortar was used throughout the building inside and out for all the building, pointing and plastering repairs that took place.  Also all the internal walls were painted with traditional lime wash.

The existing flagstones to the ground floor were cleaned back and sealed.  This included the kitchen along with the Aga which is the focal point of the room which together with the farmhouse style units gives this a real traditional feel.

A new central heating system was installed throughout the property along with its pressurised hot and cold supplies to feed its three bathrooms, cloakroom, kitchen and utility room.

A Biodisc treatment plant was installed in the courtyard which treats all the waste that comes from the property then discharges it safely into the nearby watercourse.
