Requirements 

Our brief was to construct a new conservatory with all associated remedial works to the existing structures and services to be undertaken.

The site is situated on a hill with no immediate access to the work area so therefore a temporary ramp had to be constructed to protect the client’s garden and allow materials to be delivered and all spoil to be removed from site.

Before construction commenced the drains were surveyed to ensure they were in a sound condition as the new conservatory was to be built above this area.


Unfortunately the results showed that the pipes were in a very poor state due to the ground settling down over the years; our initial work was to remove the slabs and reduce levels. We then employed a piling company with a specialist small piling rig which was able to drive up and over the temporary ramp previously constructed. Six metre deep piles were drilled into the ground to the Structural Engineer’s design. Once the piles were in place the old drainage was dug out and new drainage was laid to the correct falls. A ring of steel was then erected on top of the piles and the floor slab was cast, again to the Engineer’s design. The bespoke Iroka conservatory manufactured by our own joinery department was then delivered to site and erected. Glazing was installed using Pilkington Suncool specialist glass to help keep out the heat during the summer months and retain heat during the winter months.

Externally the terrace area was then reshaped including the building of a new set of steps to create access to the lawn area and the client’s own Indian limestone slabs were laid.

Internal works to the conservatory completed this project with skim coat plastering and redecoration works to walls. The floor was finished with natural limestone tiles which incorporated an electric underfloor heating system.
