1820's COTTAGE, NR BATH

Requirements 

The cottage is a detached two storey property dating back to the 1820’s constructed from natural Grey Lias rubble stone and was originally a pair of semi-detached cottages which were subsequently converted into a single dwelling by the formation of openings in the party wall and the removal of the west staircase.

Our brief was to erect a two storey extension to the east of the property to provide a larger kitchen at ground floor level and a further bedroom and en-suite at first floor level and also to convert the existing attic into living accommodation.

Construction

Works commenced with the demolition of a previous extension.  The Pennant paving to the driveway area was then lifted, stored and later reused as a patio.  Suitable foundations were dug and cast with concrete along with a new floor slab.  New Grey Lias faced cavity walls were constructed along with a natural slate roof to match the existing. 

New purpose made sliding sash windows were installed to the front of the extension with casements being fitted to the rear.  The East elevation of the extension was designed to contrast this theme with a more contemporary style.  To the ground floor large glazed doors were fitted and at first floor level inward opening double glazed doors with a Juliette balcony were installed to maximise natural light into the extension and to make the most of the outlook across the garden. 

Works then commenced on the existing attic space where all floor joists were upgraded and structural steelwork was fitted to make this a useable space.  Two flat roof dormer windows were fitted to the rear to allow natural light into this level.

The property had a complete new electrical installation along with a new mechanical heating system.  A new natural stone floor was laid to the ground floor kitchen area and the whole property was decorated internally with our client’s chosen colours.

Externally a new parking area was formed with purpose made folding gates to the front of the property.

The project was completed to a high standard of workmanship and to the satisfaction of our client.
