Requirements
Our client’s brief was to form studio flats within the existing Care Home to provide adults with learning difficulties an independent self contained living environment which offers full 24 hour support if required. Each studio flat would benefit from an ensuite bath or shower room, small kitchen, living room and bedroom. Externally each flat would have a level garden area complete with vegetable plot for the residents use. To the main Care Home, alterations were also required to form an office with staff accommodation and ensuite bathroom, communal meeting room, dining area and large communal kitchen and food preparation area with an on site laundry room. Externally the building also required re-roofing works to be undertaken. Construction Works commenced to re-roof the main building including renewal of leadwork and flashings to the dormers. Structural repairs were undertaken where necessary and new internal gutters were fitted. The flat roof areas were also overhauled and renewed. To the ground floor structural alterations were carried out and new sound and fire partitions with suspended ceilings were formed to create the new layout including new office and staff accommodation, kitchen and dining area, lounge, laundrette and six self contained flats. |
To the first floor an opening was formed to allow a new staircase to be fitted to connect the flats to the existing facilities. Structural alterations were also carried out on this floor to form eight self contained flats and to the second floor alterations were undertaken and two more flats were created. To each flat electrical works were undertaken to provide IT and Satellite television connections, telephone point, intercom system to call all rooms, external intercom system and door entry and Piper Cross nurse call system. Plumbing and heating works were then undertaken with revisions to the original system to include the new accommodation and renewal of all pipework and drainage throughout the property. All walls were plastered, fixtures and fittings added, kitchens and bathrooms installed and staff communal areas finished to our client’s specification. The project was completed to a high standard of workmanship and carried out to our client’s satisfaction with minimal disruption to the occupied Care Home. Value: £520,000
